Located in the heart of Dhaka’s emerging urban corridor, Zahir Alam City Complex rises as a dynamic 22-storied mixed-use landmark designed to serve both the city’s commercial pulse and residential aspirations. Developed on a 5,370 sft site with an efficient 3,490 sft ground coverage, the building integrates four levels of vibrant retail, a multipurpose activity floor, and seventeen levels of thoughtfully planned residential apartments. The lower commercial block remains active day and night—supported by strong footfall, open atrium spaces, and an illuminated façade—while the upper tower provides calm, comfortable living above the bustle of the city.

As the architect of Zahir Alam City Complex, I approached the project as a fusion of urban modernism and functional density, ensuring that every component—from retail circulation to residential privacy—operates in harmony. The façade is composed of glass, concrete bands, and vertical fins that break the tower’s mass and create a contemporary rhythm. Climate-responsive elements such as recessed balconies, overhangs, atrium skylighting, and controlled glazing ensure improved ventilation, reduced heat gain, and year-round comfort for both shoppers and residents. The building stands as a performance-driven structure, combining visual elegance with long-term operational efficiency.

Design in Details

Zahir Alam City Complex  employs a layered architectural language defined by its strong base, transparent mid-section, and vertically articulated residential tower. The lower four levels feature a dramatic central atrium that enhances visibility across retail floors and allows natural daylight to penetrate deep into the commercial zone. Wide escalators, glass lifts, and clear circulation paths support intuitive movement and create a vibrant shopping environment that remains active well into the night.

The 4th-floor multipurpose level acts as a flexible social hub—accommodating restaurants, offices, meeting rooms, and event spaces. Above this, seventeen residential floors each contain ten well-planned apartments organized around a central service core. The layouts prioritize cross-ventilation, natural light, privacy between zones, and efficient vertical service distribution.

The façade reflects a sculptural interplay of vertical fins, deep balcony recesses, and controlled glazing. These elements generate shifting patterns of light and shadow throughout the day while improving shading performance. Integrated planter ledges introduce greenery up the tower, softening the form and enhancing its biophilic presence. The rooftop is envisioned as a semi-open communal terrace with seating pockets, greenery, and wide city views—offering residents a calm escape within a dense metropolis.

Altogether, the design combines structural clarity, climate responsiveness, functional efficiency, and iconic expression—forming a complex that is both beautifully modern and highly practical for long-term use.
