ocated in the heart of Dhaka and just a short walk from the serene Dhanmondi Lake, DETECH Raz Castle stands proudly within one of the city’s most desirable residential districts. Developed on a 5,370 sft plot with an efficient 3,490 sft ground coverage per floor, this 10-storied residential building reinterprets urban living through a bold, contemporary lens. The ground level is reserved for parking and services, while each upper floor accommodates three well-curated residential units designed for comfort, privacy, and long-term functional value.

As the architect of DETECH Raz Castle, designed for DETECH Homes Ltd., I approached the project through a fusion of urban modernism and sculptural elegance. The façade is composed of textured concrete, vertical aluminum fins, and ceramic cladding—creating a dynamic yet understated expression. The architecture embraces Dhaka’s humid climate through operable screens, recessed balconies, and carefully oriented openings that enhance cross-ventilation, manage daylight, and reduce thermal gain. This performance-driven envelope ensures that the residents experience a cooler, brighter, and more energy-efficient home environment throughout the year

Design in Details

DETECH Raz Castle employs a distinctive architectural language inspired by geometric layering and vertical rhythm. The floor plans are organized around a south-facing circulation spine, optimizing natural airflow and reducing reliance on mechanical cooling. Each apartment is thoughtfully crafted with expansive living-dining zones, functional kitchens with improved daylight access, and bedrooms positioned to maintain acoustic separation and privacy.

The façade expresses a sculptural interplay of light and shadow: deep balcony recesses, vertical fins, and perforated metal screens create a dynamic pattern throughout the day. These elements not only provide shading but also introduce filtered transparency—offering privacy without compromising openness. Terraced balconies support integrated planter boxes that encourage residents to cultivate greenery, softening the architectural mass and enhancing its biophilic character. At the rooftop, a partially shaded community terrace offers space for gatherings, gardening, and contemplative views of the surrounding neighborhood.

Together, these design strategies form a residence that is refined, climate-responsive, and visually striking—while remaining practical for long-term maintenance and investment value.
