Apartment Complex – at Adabor, Dhaka
DETECH After Garden is a contemporary 10-storey residential apartment complex designed to maximize urban livability on a compact site. The project integrates ground-floor commercial activity with secure residential living above, creating a balanced mixed-use environment suited to Dhaka’s dense urban fabric.
The design prioritizes efficient planning, natural light, cross-ventilation, and privacy, while maintaining a strong architectural identity. The ground level accommodates parking and neighborhood-serving commercial spaces, ensuring smooth vehicular circulation and active street engagement without compromising residential comfort.
As Lead Architect, I was responsible for the project from concept design through detailed execution, including apartment planning, façade articulation, parking layouts, and coordination with structural and MEP consultants. Special focus was placed on cost-efficient design solutions, regulatory compliance, and construction practicality.

DETECH After Garden is conceived as a compact, high-density residential development that responds intelligently to the constraints of its urban context in Adabor, Dhaka. Designed on a 7,800 sft site, the project balances residential comfort with commercial viability through a clear vertical zoning strategy.
The ground floor is activated with neighborhood-oriented commercial spaces and organized parking, ensuring active street engagement while maintaining secure and private residential circulation above. Vehicular and pedestrian movements are clearly separated to enhance safety, efficiency, and user experience.
The residential floors are planned with efficient floor plates, optimizing unit layouts to maximize natural daylight, cross-ventilation, and privacy within a limited footprint. Living and dining areas are oriented toward exterior façades and balconies, allowing apartments to remain well-lit and naturally ventilated throughout the day—reducing reliance on mechanical cooling.
Architecturally, the building expresses a clean, contemporary language with controlled façade articulation. Recessed balconies, vertical elements, and proportional openings provide shading from direct sunlight while creating depth and rhythm across the elevation. This approach enhances thermal performance while maintaining a strong visual identity.
Material selection and detailing were guided by durability, constructability, and long-term maintenance efficiency. The design prioritizes cost-effective solutions without compromising architectural clarity or residential quality.
