Apartment Complex Dhaka – Rawshan Aman
Located in the heart of Dhaka and only a two-minute walk from Dhanmondi Lake, Detech Rawshan Aman rises within one of the city’s most sought-after neighborhoods. Built on a 4,980 sft plot with 3,250 sft ground coverage per floor, this 10-storied residential development blends contemporary living with context-responsive design. The ground floor is dedicated to parking, while each of the upper floors accommodates three thoughtfully planned residential units, ensuring efficiency, privacy, and maximum functional yield for the client.
As the architect of this project, designed for DETECH Homes Ltd., I approached the building as a study in material honesty and climatic responsiveness. The exterior combines facing brick with fair-faced concrete, creating a refined texture that is both durable and timeless. Large openings, deep balconies, and strategically positioned shading elements allow the building to respond to Dhaka’s humid subtropical climate—enhancing natural ventilation, reducing heat gain, and maximizing daylight throughout the interiors.

The architectural language of Detech Rawshan Aman is defined by clean lines, rhythmic façade elements, and an interplay of solids and voids. The plans are configured around a central circulation core, ensuring efficient vertical movement while maintaining privacy between units. Each apartment includes generous living-dining spaces, well-lit kitchens, and bedrooms arranged to maximize airflow and maintain functional clarity. The balconies are strategically staggered to create shading, enhance openness, and introduce layers of greenery. Planters and landscaped edges soften the building’s edges, while the extended roof slab adds both climatic protection and a distinct architectural character. Together, these details establish a refined residential environment that is modern, efficient, and deeply connected to its surrounding context.
